DSCR Loans in Arizona

A DSCR loan is an investment property mortgage that qualifies you on the rental income of the property instead of your personal income, W2s or tax returns. If the rent covers the monthly housing payment, you may qualify. That makes DSCR loans a common choice for Arizona investors buying long term and short term rentals across the Phoenix metro, from Gilbert and Chandler to Mesa, Scottsdale and the West Valley.

How DSCR Loans Work

What Is Investment Property Financing

How is DSCR calculated?

DSCR stands for debt service coverage ratio. For a rental home, lenders usually divide the property’s monthly rent by its full monthly housing payment: principal, interest, property taxes, insurance and any HOA dues.

Example: a Gilbert rental that brings in $2,400 a month with a $2,000 monthly payment has a DSCR of 1.20. Anything above 1.0 means the rent more than covers the payment.

Who Can Benefit from Investment Property Loans

What DSCR ratio do lenders look for?

Many lenders look for a ratio of 1.0 or higher. Some programs accept a lower ratio in exchange for a larger down payment or different pricing.

Every lender sets its own thresholds, which is why comparing programs across 100+ lenders matters on DSCR loans.

How Does Investment Property Financing Work

Who is a DSCR loan for?

  • Self employed investors whose tax returns show lower income after write offs
  • Growing investors whose debt to income ratio is maxed out on conventional loans
  • Short term rental buyers purchasing Airbnb or vacation rental properties
  • Investors buying in an LLC, which many DSCR programs allow

A DSCR loan is only for investment property. It cannot be used for a home you plan to live in.

What Types of Investment Property Loans Are Available

What rent will the lender use?

On a purchase, the appraiser usually estimates market rent with a comparable rent schedule. If the property already has a tenant, many lenders use the existing lease. For short term rentals, some lenders accept booking history or third party income projections.

The rent figure drives your ratio, so it pays to know which method your lender uses before you write an offer.

What Are the Benefits of an Investment Property Loan

DSCR loans for Arizona short term rentals

Arizona law stops cities and towns from banning vacation and short term rentals, but it does let them require a local permit or license and enforce operating rules (A.R.S. 9-500.39). HOA covenants are a separate layer and can still restrict short term rentals even where the city cannot.

Before you buy an Airbnb property in Arizona:

  1. Check the city’s short term rental permit requirements.
  2. Read the HOA CC&Rs for rental restrictions or minimum lease terms.
  3. Confirm how your lender will calculate short term rental income.

DSCR loans are business purpose loans. Under federal Truth in Lending rules, credit to buy, improve or maintain a rental property you do not occupy is treated as business purpose credit, so many consumer mortgage disclosures do not apply. Read the note terms carefully, especially any prepayment penalty.

DSCR Loan FAQs

Straight answers to the questions Arizona investors ask most about DSCR loans, from the ratio you need to closing in an LLC.

Can I get a DSCR loan without verifying my income?

Yes. DSCR loans qualify you on the property’s rental income, your credit, your down payment and your reserves instead of personal income documents. Lenders still verify your identity, credit and assets.

What DSCR ratio do I need?

Many lenders want a ratio of 1.0 or higher, meaning the rent covers the full monthly payment. Some programs allow a lower ratio with a larger down payment or different pricing.

Can I use a DSCR loan for an Airbnb in Arizona?

Yes. Many DSCR lenders finance short term rentals. Arizona cities cannot ban them but can require a permit, and HOA rules may still restrict them, so check both before you buy.

Can I close a DSCR loan in an LLC?

Many DSCR programs allow you to take title in an LLC. You will need the entity documents, and most lenders also ask for a personal guarantee.

Can I use a DSCR loan for my primary residence?

No. DSCR loans are only for investment properties you do not live in.

Can I refinance into a DSCR loan?

Yes. Many programs offer rate and term and cash out refinances on rental properties, qualifying on the property’s rent rather than your income.

Are DSCR loan rates higher than conventional rates?

Usually, yes. Pricing depends on your ratio, credit score, down payment and whether you accept a prepayment penalty, so comparing lenders makes a real difference.
